The two villages are connected by a sandy stretch of coastline, so you can move from one beach to the other by a 20-minute walk. In Zanzibar, one purchases a "lease," which is comparable to perpetual usufruct. It can be sold and is inheritable by heirs. Currently, it is granted for 33 years with the possibility of extension. There is an annual fee for the lease - for example, for a plot of 400 m², it is about 300 dollars. Unfortunately, the path to obtaining a lease is long, and the legal procedure for purchasing property takes about a year, but after obtaining a document called Land Transfer, one can practically start investments on the plot. Tanzanian law and local customs have their own rules, so purchasing such property necessarily requires the involvement of an experienced lawyer.
